THIS STUNNING PROPERTY IS A TESTAMENT TO SANTULLI’S UNIQUE ABILITY TO BLEND OPULENCE WITH PERSONAL TOUCH, CRAFTING SPACES THAT ARE NOT JUST BEAUTIFUL BUT DEEPLY MEANINGFUL. 

Every project starts with a vision, but when you have a relationship as strong as Annie Santulli’s with her client, the process transcends mere design work. “Starting

with a spectacular property is always a pleasure,” Santulli shares. “When you have a meeting of the minds like this, the project is no longer work at all.” The connection with her client turned this fourth project into a canvas for a truly special creation, where design flowed seamlessly from their shared vision.

The “aha” moment for Intracoastal Inspiration came from the property’s breathtaking Intracoastal views. Unlike the more typical oceanfront properties with their deep blues, the Intracoastal presents a lush, colorful palette. This extraordinary backdrop allowed Santulli to make bold choices in art, lighting, and fabrics, reflecting her client’s love for glamour and personality. “The colors of the Intracoastal gave us the freedom to be daring with our design,” she notes.

Selecting materials for this project was an explo- ration in luxurious textures. Santulli sourced custom fabrics and materials, incorporating smooth silks, alluring natural fibers, and soft velvets. These textiles, imbued with sparkle and radiance, catered to the client’s tactile desires and complemented the overall design with a touch of glamour. 

Santulli’s deep understanding of her client’s style was pivotal. “Because of our long-standing relationship and high level of trust, I could take creative risks,” she explains. This freedom allowed for the inclusion of daring art and dramatic fixtures, resulting in a design that truly reflected her client’s personality.
Among the many standout features, the extra-wide blue flame glass wall fireplace is a highlight. Paired with oversized art in pink and blue hues, it creates a striking visual that reflects through the expansive windows. Inside the master bedroom, the platinum textiles, plush shag rug, and sparkling hand-blown crystal chandelier form a glamorous retreat that is both luxurious and inviting. 

Santulli’s commitment to sustainability is evident in the project’s landscaping. Native plants and tropical varietals were chosen to thrive in the South Florida environment, ensuring minimal need for water and chemicals. This eco-friendly approach not only enhances the property’s visual appeal but also supports local ecosystems.



A standout feature of the design is the incorporation of alternative wine cellars. The client’s extensive wine collection is showcased in custom-built glass-walled cellars that double as a unique design ele- ment in the hallway. This trend merges functionality with aesthetics, turning a typical hallway into a focal point of the home.
